Sellers! Homebuyers Want to Know Your Home Inside and Out
While homebuyers are as individual as the homes they plan on purchasing, one thing they share is a desire to ensure that the home they will call their own is as good beneath the surface as it appears to be. Will the roof end up leaking? Is the wiring safe? What about the plumbing? These, and others, are the questions that the buyers looking at your home will seek professional help to answer.
According to industry experts, there are at least 33 physical problems that will come under scrutiny during a home inspection. We’ve identified the 11 most common of these and, if not identified and dealt with, any of these 11 items could cost you dearly in terms of repair.
In most cases, you can make a reasonable pre-inspection yourself if you know what you’re looking for. Knowing what you’re looking for can help you prevent little problems from growing into costly and unmanageable ones.

1. Defective Plumbing Defective plumbing can manifest itself in two different ways: leaking, and clogging. A visual inspection can detect leaking, and an inspector will gauge water pressure by turning on all faucets in the highest bathroom and then flushing the toilet. If you hear the sound of running water, it indicates that the pipes are undersized. If the water appears dirty when first turned on at the faucet, this is a good indication that the pipes are rusting, which can result in severe water quality problems.
2. Damp or Wet Basement An inspector will check your walls for a powdery white mineral deposit a few inches off the floor, and will look to see if you feel secure enough to store things right on your basement floor. A mildew odor is almost impossible to eliminate, and an inspector will certainly be conscious of it.
It could cost you $200-$1,000 to seal a crack in or around your basement foundation depending on severity and location. Adding a sump pump and pit could run you around $750 – $1,000, and complete waterproofing (of an average 3 bedroom home) could amount to $5,000-$15,000. You will have to weigh these figures into the calculation of what price you want to net on your home.

It was tough, but with thoughtful planning we did it.
Quarantining with a partner during the pandemic has proven to make—or break—relationships. This is particularly true in New York City where rents are high, apartment are small, and nobody moves here to stay inside.
NYC shut down in March because of COVID-19. Broadway, restaurants, gyms, venues—everything that drove the pulse of the city suddenly became shuttered. I was all for staying home to save lives, but when I rented my 400-square-foot apartment in July of 2016, I never imagined that I would actually be there 24/7 for days—or even weeks—on end.
My partner, Lon, invited me to stay with him in his Midtown 2-bed, 2-bath in Sutton Place. Given the unprecedented situation, I was eager to take him up on his offer. Weeks extended into months, and as July 31st hit, I made the huge decision to opt out of my lease renewal and move in officially.
The hard part wasn’t the emotional toll of making such a big decision. The part that scared me most was actually the physical act of moving in. Where would I put my furniture?
How committed would he be to that chair?
And perhaps most importantly…
Can I keep all of my shoes?
Luckily for me, Lon was happy to welcome me and my things with open arms, but it would take a lot of planning and work. Our two biggest tasks centered around a) converting the second bedroom from a man’s storage space into a she-shed, and b) disposing of old, mismatched furniture to make room for my pieces.
Our strategy looked like this:
Take a deep breath.
Moving stinks. Before one fork is packed, have a glass or two of wine and talk to each other about this important point. Acknowledge that this is a stressful act in general and coupling it with a new point in a relationship can result in anything but a smooth move-in…in theory. If you both know and acknowledge the possibility of high stress associated with this act over these next few days, it will all go fine!
Make some tough cuts.
We knew that both of us would have to be OK with saying goodbye to things, moving things into a second location (i.e.: storage locker, a parent’s attic, a summer home, etc.), gifting items to friends, or making a donation. No one person will be able to keep everything; compromise and necessity will be key.
Remove everything before moving in anything new.
Before moving anything in, we worked hard to remove absolutely everything that we didn’t want. For us, this included nine large pieces of furniture, six bags of clothing, and seven boxes of home goods. Based on the heft of this list, we started two weeks in advance to ensure that we’d have enough time to physically get everything out.
Look to smart storage.
Even if you strongly adhere to the previous steps, it’s normal to run into issues with something that can’t easily be condensed. My shoes and jackets were the persistent problem we needed to solve. The closet in my she-shed is smaller than most.
Clothing
While it was hard for me, I abandoned my thinking that everything needs to be on hangers. Clothing like tee shirts, tank tops, and pants were given a home in drawers.
Shoes
When placing my dressers, I left one wall open to outfit storage for my shoes. I selected a singular shelf that was stackable, placing two towers of ten shelves along my wall. To secure them in place, Lon drilled them in with mounting head zip ties to keep everything in place.
Coats
We replaced the desk in our entryway—which was nothing more than a place to dump mail, change, and pens—with a rolling clothing bar for my jackets.
Bedside
One person’s junk can be another’s treasure, but it’s very important not to force it. While recycling my move-in boxes, I noticed an end table in the recycle room that happened to be a piece to my actual bedroom set. With a little tightening, silver Sharpie ink, and cleaning, it’s as good as new.
Don’t force everything at once.
Finalizing your apartment isn’t a race. We aimed to get all of the major components in place first. Our last step will include finishing touches like hanging our pictures, curtains, and mirrors. And buying a wine fridge! It’s important for us to find exactly what we want, not what we see first.
It’s hard to move, but a solid strategy can help to make it a little easier. But with that said, I hope that it’s a long time before we have to do that again.

Whether you are a frequent DIY-er or prefer the hands-off approach, at some point, every homeowner will need to hire a professional to handle or assist with repairs. For many of us, that time comes when a plumbing issue arises. The plumbing system in your home is complex. If it is not working properly, you risk being without clean water or creating water damage issues. Have a great plumber on call is essential. So let’s talk about where to find one, and what questions to ask when you do.
First Things First
What kind of plumber do you need? Not all plumbers are created equal—many specialize in a specific type of project. Some base their business on service calls (think snaking a drain or unclogging a toilet) while others prefer to install new plumbing as you would need in a remodeling job. In almost every state, plumbers require a specialty license and have different designations based on their amount of experience. Master plumbers and journeyman plumbers have the most experience. It is most common for master plumbers to own the business, while journeymen typically work in the business. Make sure to look for the right type of plumber for your project.
What Do Good Plumbers Have in Common?
While plumbers vary by specialty and experience, most good tradespeople do have a few things in common.
License and Insurance: Being properly licensed and insured protects both the homeowner and the plumbers business. A plumber who is serious about the longevity of their business will make sure to operate only while properly licensed and fully insured. Look for a minimum of $500,000 in liability insurance and an up-to-date workman’s comp policy. There are certain protections built into standard homeowner policies, but you don’t want to be in a situation where you are solely liable for job site incidents because your plumber doesn’t have the right insurance. Ask for insurance certificates, and call the agency to verify that the policies are enforced. Your state website will have information on whether your potential plumber is licensed.
Warranty: Good tradespeople take pride in their work and will stand behind it. Your plumber should be familiar with what the manufacturer warranty is on anything they install and should back it up with an additional workmanship warranty. The workmanship warranty will vary by project.
References: Ask your potential plumber for references from recent projects. Of course, they will be giving you the names of customers who adore them, but you should still call. Ask these questions: What kind of project did plumber X do for you? Did the company communicate as expected? Would you hire plumber X again? The answers to those questions will give you a great idea if you are working with a professional company who values your business.
Association or Community Involvement: This is often overlooked but vital. Small businesses need the support of their communities to survive for the long haul. Look for companies that are members of trade associations, such as the NAHB (National Association of Home Builders), NKBA (National Kitchen & Bath Association), or the ICC (International Code Council) or Community groups such as your local BBB or Chambers of Commerce, sponsoring school events, little league teams and community fundraisers is also a great sign. When a business invests in the community, they are more likely to have earned their reputation through hard work, rather than purchasing it through slick advertising.
Soft Skills: Were they polite on the phone and in-person? Did they respect your home, take off their shoes, park in the proper place? If they take the time to pay attention to the little details in your initial interactions, you can bet that will carry through the work you hire them to do.
Best Places to Look
Everything you could possibly need is just a quick internet search away, right? But the companies who show up on top aren’t always the best—they are just savvy digital marketers. A company can certainly be great a digital marketing and at plumbing.
The very best way to find a good plumber is to get a personal referral from family and friends that you trust. Almost as good is a neighborhood Facebook page or Nextdoor group. Online referral sources such as Home Advisor can also be valuable, just remember you will need to verify their vetting process and use a little more caution. Finally, print ads or TV ads can certainly make you aware of a company, but a big advertising budget isn’t always a sign of quality, and those ad dollars have to come from somewhere, so the pricing is most likely a bit higher than a contractor whose business comes only from word of mouth referrals.
The Right Plumber for the Job
You’ve combed through all of the sources, and are ready to call a few plumbers about your project. It’s on you to be prepared and to decide what is important to you! It is not necessary to call on nine to 10 companies—pick two to four that you feel meet your requirements, If you are disappointed after the first round of calls, then repeat with two to four more.
Ask every plumber the same set of questions and compare their answers before making a decision. You add your own, but here are a few to get you started:
Do you specialize in service or install?
Have you done this type of project before?
Will you guarantee the work?
Does this require a permit?
What Associations or Community Groups do you participate in?
How long will this project take (approximately)?
Will I be notified if the project will take longer or cost more?
Communication
When you find a good plumber, communication is still key to a successful project. Do you best to clearly communicate expectations, budget, modifications, and concerns before, during and after the project. Every project has a potential for surprises or mistakes, proper communication will help your project be as smooth as it can be.
